Job Description

Director of Facility Services

The salary range is $175,000 to $215,000.

Position Summary: The Director of Facility Services will plan, organize, and manage facilities, equipment, construction projects, and capital improvements across the Union City campus of Masonic Homes of California (MHCUC) and Acacia Creek (AC), both senior living communities, and the iconic California Masonic Memorial Temple (CMMT) in San Francisco.

  • Our Union City campus has 635,530 sq. ft. of facilities, which is home for 450 residents across 9 buildings and various levels of living including independent and assisted living, memory care, and skilled nursing. The Union City campus also houses a community mental health center in a separate building.
  • Sitting atop Nob Hill in San Francisco, the 350,000 square-foot California Masonic Memorial Temple is the home of the Masonic Auditorium where Live Nation produces over 100 events per year. The building also includes other event and meeting spaces, a library and museum, Freemasons’ Hall, administrative offices, and 565 parking stalls in a five-level garage.
  • The combined 2025 facilities operating and capital budgets are approximately $10,000,000 and $5,000,000, respectively.

This leadership role oversees building equipment and systems, ensuring regulatory compliance and operational excellence, while managing maintenance programs, capital budgets, and contractor relationships. The Director also leads approximately 63 team members across multiple departments, including Maintenance, Environmental Services, Laundry, Shipping and Receiving, Security and Purchasing. The position is based in Union City with regular travel to San Francisco.

Essential Duties and Responsibilities: The responsibilities outlined below are key functions of this role but are not exhaustive:

  1. Collaborative Leadership
    • Build and lead a cohesive team with clear, attainable goals across previously separate departments. Assess team skills to ensure responsibilities align with abilities and support professional development and continuous growth.
    • Exhibit effective communication and feedback with team members, expressing empathy while maintaining compliance and accountability.
    • Foster a supportive and collaborative environment to develop a high-performing team.
    • Work within matrixed environment with multiple key stakeholders.
  2. Financial and Operational Stewardship
    • Responsible for the stewardship and oversight of physical plant systems, including electrical, mechanical, HVAC systems and other essential infrastructure. Ensure a robust preventative maintenance plan is in place setting goals for preventative maintenance completion rates and downtime of critical systems.
    • Develop and maintain building plans, operation manuals, and equipment documentation in compliance with HCAI standards.
    • Ensure that our facilities and buildings sparkle to provide an unparalleled experience for residents, team members, and visitors. Set and maintain response times for maintenance requests and number of days to close tickets.
    • Oversee contractors by defining scope of work, setting clear performance expectations, and maintaining accountability.
    • Communicate effectively with outsourced security and landscape companies to maintain high safety and quality standards.
    • Provide strong project management, including the ability to interpret blueprints and utilize project management software effectively.
    • Initiate, plan, execute, and monitor assigned projects while keeping the Executive Director informed of progress.
    • Collaborate with senior leadership and the Executive Director to manage and execute the capital budget.
    • Maintain capital budget accuracy and adherence.
  3. Risk Management and Compliance
    • Responsible for regulatory, life safety issues and projects overseen by the Office of Statewide Health Planning and Development (HCAI).
    • Responsible for regulatory and survey management in environmental services, plant operations and supplies for both SNF and RCFE’s (CMS and CDSS).
    • Develop and implement safety systems and lead safety committees to ensure compliance and preparedness.
    • Coordinate inspections with public agencies and insurance carriers, maintaining organized records and staying updated on regulatory standards.
    • Lead disaster meetings, safety committee meetings, and ensure the Emergency Response Plan is implemented and followed during events.
    • Overall responsibility for workplace violence prevention (WVPP) investigation, evaluation, and correction of identified WVPP hazards. Assist with updating training material annually.
    • Ensure compliance with Title 22 Inspection standards. Set a compliance target for annual regulatory inspections.

Requirements

  • Registered or licensed professional engineer and credentials as a Facilities Management Professional (or equivalent certification) from a recognized association, preferred
  • Extensive knowledge of HVAC, pneumatic, electrical, and mechanical systems.
  • Construction experience with general knowledge of trades. Experience as a licensed General Contractor in commercial or institutional construction, or a combination of equivalent qualifications preferred.
  • Ability to evaluate plans, invoices, proposals, and technical drawings accurately.
  • Proficiency in project management, including interpreting blueprints and using project management software.
  • Experience developing and implementing safety systems and committees.
  • Strong understanding of OSHA, HCAI, and Title 22, CMS F, E, and K tag regulations, RCFE regulations. Regulatory and practical knowledge/experience in Life Safety and HCAI projects.
